The summer of 2026 has confirmed a clear trend in Southern Italy real estate market: micro-vacations and short stays in historic villages are becoming a structural driver for property demand outside major cities.

According to recent data from the Italian Tourism Observatory, bookings in towns with fewer than 5,000 inhabitants grew by 18% year-over-year in Q2 2026, with peaks of 25% in regions like Puglia and Basilicata. This trend is translating into concrete interest from both Italian and international buyers looking for second homes or investment properties to rent short-term.

The village premium

Properties in well-preserved historic centres are commanding a 15-20% premium over comparable homes in suburban areas, according to local real estate agents. The combination of authentic architecture, slow tourism appeal, and improving digital infrastructure is making these locations increasingly attractive.

We are seeing a new type of buyer. They are not just looking for a holiday home. They want a place that can generate income through short-term rentals while preserving the option of longer stays or even permanent relocation.
