The connection between energy efficiency and property value has never been stronger in Southern Italy. Data released in July 2026 by ENEA shows that properties with an energy performance certificate of class A or B sell on average 22% faster and at a 12% higher price per square meter compared to class F or G properties.

The numbers

The study analyzed over 15,000 residential transactions across Puglia, Basilicata, Calabria, Campania, and Sicily between January and June 2026. Class A/B properties averaged 2,340 per sqm with 45 days on market, while Class F/G properties averaged 1,870 per sqm with 82 days on market.

EU Green Homes Directive impact

With the EU Green Homes Directive pushing for minimum energy standards by 2030, the gap is expected to widen. Properties failing to meet new standards could face depreciation, while efficient buildings are likely to see continued price growth. For investors, acquiring inefficient properties at a discount and upgrading them could yield significant returns.
