Visioni · Villages programme

A village is not
a postcard. It is
a system.

Visioni reads villages as living organisms: stable population, productive landscape, conscious hospitality, distributed value. Real estate is the instrument — never the goal.

Thesis

"You don't save a village by selling its stones.
You save it by giving its stones a future."

I. Method

The L.U.C.E. method.
Four letters, one system.

L.U.C.E. is the proprietary acronym of the Visioni Villages model. Four interlocking levers — Bonds, Olive Grove, Custody, Heritage — written before any contract. Touch one and the system breaks; activate the four and the village writes its own future.

A signature method, born in Apulia — the “region of light” of which the acronym is the deliberate echo.

L

Legami — Bonds

Stable population

Real residents before tourists. Long-term contracts, accessible housing, families that stay through winter — counted at the registry, not at the concierge.

U

Uliveto — Olive Grove

Productive landscape

Olive groves, vineyards, almond and citrus trees: the land works. Buying real estate here means becoming custodian of a productive ecosystem — never just usufructuary.

C

Custodia — Custody

Conscious hospitality

Slow tourism, calibrated capacity, host accountability. A municipal cap on short-let stock. We refuse hit-and-run lettings that hollow out historic centres.

E

Eredità — Heritage

Distributed value

The capital gain is not concentrated. Owner, buyer, municipality and operators share — written into the deed from day one. The village inherits the future, not the next bubble.

II. Measurable

What we count.
Quarterly. Public.

The L.U.C.E. method is meaningless without numbers. Each pilot village publishes four KPIs every three months — open dataset, external audit, no marketing.

L
Resident families
Counted at registry, year-on-year delta.
U
Productive land hectares
Working olive groves, vineyards, orchards on properties sold.
C
Short-let share
% of historic stock under tourist licence — vs municipal cap.
E
Capital-gain share
Euros earmarked to the municipality and to original vendors per year.
II. Stakeholders

Who we speak to.

Four voices around the same table — each with a clear role, a measurable benefit, a written commitment.

Mayors & Municipalities

Govern the regeneration.

A documented method, a national-grade editorial platform, traceable investors. The municipality remains the regulator — never a spectator.

Owners

Sell without losing the soul.

Curated valuation, honest narrative, qualified buyers. Vendor protection clauses against speculative resale within five years.

Investors

Buy meaning, not square metres.

Transparent due diligence, environmental and social rating, exit strategy aligned with the territory. Yields measured in years, not weekends.

Future residents

Choose where to begin again.

Editorial guides, real costs, integration paths. Visioni accompanies you before, during and after the move.
